I see this in some states more than others, whether on Craigslist or other ads; the buyer only has to take over payments!!!????

I suspect that in some cases, and maybe in most, these places are just being tried to get rid of by investors, whether the original investor who bought this home couple of years back or maybe those that have approached homeowners about to foreclose, and place these ads for which hundreds of people maybe inquire about. If these proposed buyers qualify these investors sell the home legally to them upon the person securing a bank loan.

I also believe that if none of these buyers qualify (especially in the crisis these markets are in now), investor justs keeps on renting property out to them, while a true qualified buyer shows up.

Am I right thinking like this, or does truly any bank allow for just anyone to take over payments and become an overnight homeowner?

Open Question: How can I obtain my elderly mother's property from a cousin who took it without permission?

My elderly mother, recently placed in a nursing home, has had property taken from her house by my cousin (her nephew). The cousin had a key in case he needed to get in to see her (she was often tired and sick at home). After going to the nursing home, she did give him a couple pieces of furniture. No dispute there. Then, he removed some bedroom furniture he liked, then offered to pay for it. My mother supposedly said he didn't have to pay, he could keep it.

Then, without anyone's knowledge of permission, he took more furniture and belongings from the house. He claims he wants to buy these, or that he's safeguarding them from other unscrupulous relatives. I've asked for the return of these things to no avail.

I do have power of attorney to handle my mother's affairs. I've talked with Adult Protection Services and depending on the situation, it could be considered undue influence or exploitation.

Does anyone have any good advice?

Open Question: Rescued Dog Question.?

I recently bought a country property, it was a fixer upper so I knew to expect trouble but when I moved in to begin repairs I found a dog chained to a fence post. I put up a kennel so she could move around. I call her Shya as she is both timid and friendly at the same time. Shes an old dog I'd guess ten or older. She looks like a pure bred German Sheperd but it is hard to tell. Shya is a good dog, but she is not house broken, doesn't know how to walk on a leash, and shes Big, it takes a lot to keep her under cotrol. I own a daycare and have kids from infants to teens in and out of my home regularly, she is great with all of them.
My question is basically how can I get her to calm down some, and eliminate in one palce? She is a great dog, and I've decided to keep her, I am quite fond of her and sending a ten or eleven year old dog to the shelter is not an option to me. I do not want her confined to a kennel when I cannot be with her she deserves better. Thanks.

Is there a general rule of thumb that trustees use to decide what their opening bids will be set at for foreclosure properties when they are auctioned off? I'm considering bidding on a property but the opening bid hasn't been listed and I'm trying to calculate an approximate amount they may go by so I can figure how much money I'll need up front. The property's current value is listed between $290,000-350,000. The owner owes $396,000 on his loan. There are some electrical problems with the home that will need to be fixed. Does the trustee go by what the owner has defaulted on his loan as a starting point or do they doc a certain percentage from the current market value? I've seen some opening bids start as low as 40% below market value. Or do they just pull a number out of their hat and hope to make a decent sale? We can figure out how much land there is. Our realtor looked at City Hall and found the dimensions of 46X62. Which doesn't make sense because that is pretty much the house it's self. He said the "plot map" listed it as that. In the back there is room to build a deck from the second floor but, if the house was sitting property of that size it wouldn't have room to make a deck. This is frustrating to me. I don't know what to think...is it possibe city hall screwed up? Where else can I get this info.

Someone please explain it to me. When you have two consenting adults, in the privacy of their own home, on their own property, why do you need control that?
Gays have been around since earliest recorded history. They are not going anywhere. Ever. In fact, gays have more rights NOW than they did even ten years ago. So obviously your dire need to control gay folks isn't working.

We don't like your kind around here! Get off my property! Any of this sound familiar? It's funny, but we have people who actually say these types of things. Why are some people so mean spirited? Is it that some people don't understand why people are different through self expression and culture. That they feel they should have to be just like them in order for them to show honest Godly brotherly love? You might not be able to relate to another person because of cultural or social self expression. However, don't hate someone because of that. That's having the devil's spirit. Which is not good. I had two adjacent properties under one mortgage. One property had a barn and the other was my primary residence. Both properties were used for a business boarding horses. The barn was being depreciated and a portion of the house utilities were being deducted. I sold the barn and property and released the lean using proceeds from the sale and some extra cash to pay off the mortgage on both properties. The question; Do I need to pay capitol gains tax on the sale of the barn & property? I still own the house and property.

I have 18GB memory, and am using Windows ME.
Freed up 1GB of memory about a month ago, but am now back to 250MB despite not loading any new stuff. When I delete cookies and temporary internet files, I do not seem to gain full space.
Looked at this _RESTORE file under properties, and it states 12GB mostly all 'hidden' files ! What does it do, and can I go in and delete any of it ?

The offer on the house is accepted, and the inspections are set up for tomorrow, with a possible closing date of April 30th! Now... where do I go to clear up the legal description that is both inaccurate and misleading? My realtor is young and hasn't done this before, so i can expect that he will try and convince me that I don't need to deal with it... but i do. See, by the legal description, the property never closes. Its 7.72 feet shy of closing. And the description is a mess, as two chunks of the land have been sold. Open Question: Advice on how to put a udf dvd+rw onto a hard drive?

Recorded a programme off TV onto a DVD+RW for a friend as it was about her family home, plays back on tvs, pcs and laptops all fine. Tried to transfer it onto hard drive to make another copy, thought it would be a simple task to do! Looking under properties it states its a UDF file. I am wondering if you can roll over a gain into another property if the government takes your house for a highway expansion (eminent domain).

Say, The government is seizing my house that i inherited for 90,000. I had it appraised for 200,000. I am looking to buy property for 140,000. We live on a small cul-de-sac and the sewage pipes have never been adopted by our local council as they were laid using 6" pipes when the council insist on 9". My question/s are
What is the capacity of a 6" sewage pipe in terms of number of people

Open Question: I Have seven credit cards that I haven't paid in over a year, collection agencies and also people calling

from law firms almost demanding that I call them back. I have never talked to any of them as I have nothing to say and I have no money for any payment plan either. I get occasion letters in the mail, no actual threats to sue yet, just asking for payment. I live in a hot climate and my apartment gets in the 90's and I rarely use air condtioning, spend about 60 a month on food, etc. So I don't have it. I am limited on work as I have very little skill, no transportation other than walking to work, can't be out after dark (dangerous) . I paid my cards for 10 years but had a major life changing experience and my world fell apart, lost everything. Just barely surviving now.

They credit card companies gave me high credit limits 2 of them gave me 6K available. I had a job that I made good 10 dollars an hour on (only because I had been with the company for 8 years) now I am at almost minimum wage.
I spent about 2k having teeth pulled (molars that had broken and I had no dental care) and also had a child to provide for which I have become astranged from

I purchased a Simplex 320GB new. The box says its supposed to have room for about 347 hours of video. Before I started recording...the drive had nothing that I put on it. When I started recording video onto it with Adobe Premiere, it said I had 24 hours left. How is that possible? When I checked the properties of the drive it says the disk size is 50.9 GB. I realize that we have our problems but when we speak out publically against our land, government, and citizens to the world what message are we sending? Why not just go back to their circumstances? Flag burning and wrecking property like what happened in LA during the immigrant rallies was unacceptable and solved nothing. We should all be held to a standard to have a level of dignity even when disagreeing with our government.

Open Question: how do you un-group MS Excel in Vista?

I want to be able to see multiple spreadsheets side by side by side, but Vista keeps grouping them together and makes me only see one at a time.

I went to property and selected un-selected the option that says "Group similar taskbar buttons" It kinda worked for the others, I have 20 other open windows now, but excel still does the same thing..

Any advise?
